Let’s have a real talk, title reps. If your business isn’t growing, it’s easy to point fingers at the market, your competition, or even the lack of inventory. But here’s the hard truth: it’s probably not any of those things.
It’s probably you.
In this post, I’ll share four common reasons title reps struggle to grow and what you can do to fix them starting today.
1. You’re Not Prospecting Enough
If you’re not talking to new people every single day, you’re not prospecting, you’re coasting.
This is something I’ve been guilty of myself. It’s easy to get comfortable with your current pipeline, but real talk? Agents leave brokerages. They leave the business. They retire. They move title companies. If you’re depending on the same 10–20 agents year after year, you will lose a few of them, guaranteed.
Your job is to backfill your pipeline constantly.
Set time aside for calls, walk-ins, texts, emails, and new connections every single week.
2. You’re Talking to the Wrong Agents
According to SABOR, there are over 13,000 licensed real estate agents in San Antonio alone. But not all agents are created equal.
When I first started in title sales, I would talk to anyone who’d give me the time of day. It helped me build confidence, sure, but ultimately it was a waste of time. I had no idea whether they did 50 deals a year or two.
Now? I vet. I research. I strategically target agents who are top producers and agents who can actually send me business.
Stop “spray and praying.” Focus your time on agents with the capacity to actually work with you.
3. You’re Confusing Tasks with Income-Producing Activities
There’s a big difference between being busy and being productive.
I see title reps (guilty) spending way too much time on low-value tasks like:
- Checking email
- Planning classes
- Sending reminders
- Helping with open houses (where allowed)
These are tasks, not income-producing activities.
Ask yourself:
“Is this moving me closer to getting an appointment or opening an order?”
4. You Don’t Know How to Secure the Appointment
This one is huge.
A lot of reps don’t know how to confidently:
- Get an agent on the phone
- Ask for the meeting
- Run a proper first appointment
- Control the conversation
When you’re not confident in your script or pitch, you either avoid the outreach altogether or fumble through it. Worse, when you do get a meeting, the agent ends up running the show.
You can learn how to master your pitch, your presentation, and your follow-up. And when you do? Game-changer.
So… What Now?
If you’re feeling stuck in your title sales role, take a hard look at these four things. The truth is, your growth isn’t being blocked by the market — it’s being blocked by lack of:
- Daily prospecting
- Targeted outreach
- Focused time management
- Strong scripts and confidence
