📞 COLD CALLING 📞

📞 5 Ways to Get Real Estate Agents to Answer Your Cold Calls (Even If They Don’t Know You Yet)

Hey title fam 👋—if you’ve been cold calling agents and feel like you’re talking to a wall… you’re not alone. 😅 I hear it from title reps all over the country:

“No one’s answering. My calls go straight to voicemail. Emails are ignored.”

But here’s the deal 👇
Cold calling isn’t dead — it’s just evolved.
And in my market? Agents do pick up the phone — even unknown numbers — because they know it could be a deal or a referral.

If you’re ready to up your connection game, here are 5 real-world strategies to boost your chances of getting a response — by phone, text, email, or DM. 📲

✅ 1. Keep Your Voicemail Short & Sweet 🎯

If your call goes to voicemail, don’t panic — just leave a message that’s short and clear.

🎙️ Sample Script:
“Hey, it’s Sarah with XYZ Title. Call me when you get a chance! My number is 210-555-1234. If I don’t hear from you, I’ll follow up later today.”

Pro Tip: People don’t listen to voicemails anymore — they read the transcription. So skip the novel and keep it under 15 seconds.

🎥 2. Send a 20-Second Video Text

If this is someone you really want to connect with — step it up with a video text. 💡

📹 Just record yourself:
“Hey [Agent Name], it’s Sarah with XYZ Title. I’d love just a few minutes of your time. Hope to connect soon!”

Why it works:

  • They see your face 👋
  • It feels personal ❤️
  • It’s hard to ignore 👀

Even if they don’t call back, they’re way more likely to text you back.

🔊 3. Try an Audio Text Message

If you’re still hearing crickets, send an audio message via text.

🎧 It grabs attention. It’s quick. And let’s be honest — we all want to hit play when we get a random voice text. 🙈

🎙️ Try this:
“Hey, it’s Sarah with XYZ Title. Sorry I missed you! Call me when you’re free. My number is 210-555-1234.”

Bonus: You’ll see when they listen to it. 👀

🌐 4. Go Multi-Channel: Try Email or Social DMs

If the call and text game isn’t working, don’t give up — just switch lanes.

📧 Try this email:
“Hey, I tried calling today but couldn’t reach you. I’d love to connect when you’re free!”

📲 Or this DM:
“Hi [Agent Name], I’ve been following you for a while and love your content! I’m a title rep and would love to connect when you’re free.”

Hot tip: Instagram is leaning heavily into DMs as a primary form of communication. Agents appreciate a genuine compliment and a direct ask. 🙌

🤖 5. Use AI to Build a Smarter Call List

Let’s talk AI. 💻 You don’t need to be a tech wizard to use it.

Start using AI tools to:

  • 🔍 Find top-producing agents in your area
  • 📈 See who’s taking the most listings or closings
  • 🧠 Generate better call scripts
  • 🗂️ Build smart lead lists that keep you busy for weeks

Work smarter, not harder. AI can help you stop guessing and start targeting the right agents with the right message. 🎯
