Starting out in title sales? I see you.

It’s exciting, overwhelming, and totally confusing all at once.

After years in this industry, I’ve made mistakes, learned lessons, and now coach other reps through the same early challenges. So today, I’m pulling back the curtain on the 5 things I wish someone had told me in Year One.

1. You’re Not Selling Title Services. You’re Selling Trust.

Agents don’t work with you because of your marketing flyers or response time.

They work with you because they believe you’ll protect their reputation with clients.

That takes time. Show up consistently, follow through, and build real trust.

2. Rejection Isn’t About You

Agents already have reps. They’re busy, loyal, and sometimes… just not ready.

It’s not personal. Don’t let rejection slow you down. You’re just planting seeds.

3. Be Useful Before You Try to Be Liked

Being liked is great—but being valuable is what makes people listen.

Bring helpful resources, tools, and insight. The donuts are optional.

4. Not All Agents Are Worth Your Time

I chased everyone early on—rookies, part-timers, people doing one deal a year.

Big mistake. Focus on agents with production and partnership potential.

Your time is your most limited (and valuable) resource. Spend it wisely.

5. You Need a Follow-Up System

I winged it for too long—random texts, sticky notes, mental checklists.

Now? I track every contact, every touchpoint, and follow up like clockwork.

This is the difference between “I hope they call me” and “I know what’s next.”

Final Thought:

Your first year is a wild ride—but it’s also the most important.

Build your habits now. Learn from every “no.” Focus on value over volume.

You don’t need to be perfect. You just need to be consistent.
