Mastering Phone Calls as a Title Rep π
Feeling stuck in your title rep business? You’re not alone! I was once in your shoes, but with coaching, research, and persistence, I turned things around. Now, I’m here to help you do the same. Let’s dive into how to make effective phone calls to boost your business.
Key Concepts:
- Purpose of the Phone:
- Main Goal: The primary objective of using the phone is to set up appointments, not to close deals. This mindset shift can alleviate pressure and make calls more effective. It is worth mentioning, that Reps often make calls for follow up or with NDA’s (non directing agents). This is a different kind of phone call and I’ll address this in another post.
- Mindset: Treat the phone as a tool for scheduling meetings. This simplifies your approach and helps you stay focused. And if they reject your call – no problem. It’s all about mindset. You won’t catch a whale on your first try. Not usually, anyway. The research varies but it can take anywhere from 3-12 calls to get the person on the other end of the line to agree to meet with you. The message: Don’t be quick to give up.
- Overcoming Phone Anxiety:
- Preparation: Knowing what to say and who to call can significantly reduce anxiety. Have a script or key points ready.
- Confidence: Stand up, smile, and engage with energy. Your posture and tone can influence how confident you sound.
- Handling Common Scenarios:
- Busy Agents: If an agent says it’s not a good time, respond with, “No problem! Are mornings or afternoons better for you?” This keeps the conversation moving forward.
- Available Agents: Be direct and confident. Suggest specific times for meetings, e.g., “I have some availability on Friday morning or Monday afternoon. Which works better for you?”
- Effective Follow-Up:
- Persistence: Consistent follow-up is crucial. Don’t be discouraged by initial rejections. Keep track of your contacts and follow up regularly.
- Calendar Management: Always schedule follow-ups and keep your calendar and CRM updated. This ensures you don’t miss any opportunities.
Role-Playing Tips:
- Initial Call:
- Busy Response: “No problem! Are mornings or afternoons better for you?” This question is easy to answer and keeps the conversation going.
- Available Response: “Great! Which day this week works best for you? Monday morning or Tuesday afternoon?” This shows confidence and respect for their time.
- Confirming Appointments:
- Text Reminder: “Hey [Agent], confirming our appointment tomorrow at [Time] at [Location]. Looking forward to it!” This reinforces the commitment and reduces the chance of cancellations.
- Handling Objections:
- Not Interested: “With your permission, I’ll check in again in [Timeframe].” This shows respect for their decision while keeping the door open for future contact.
Key Takeaways:
- Be Confident: Know what to say and say it with confidence. Your tone and posture can make a big difference.
- Be Persistent: Follow up regularly and keep track of your contacts. Persistence often pays off.
- Be Prepared: Always have your calendar and CRM updated. This helps you stay organized and professional.
