Do you ever feel like you’re constantly busy as a Title Sales rep but not seeing the results you want? The issue might be that you’re not using your time effectively or engaging in non-income-producing activities. Many Title Sales reps fall into the trap of time-wasting activities that distract them throughout their week and month. In this article, I’ll highlight the top 5 time-wasting activities that I frequently observe among Title Sales reps and provide insights on how to avoid them.
Be Efficient
When I speak to Title reps from around the country, one common pain point is their participation in numerous time-wasting activities. Cutting down or eliminating these time traps will help you become a more successful Title Rep in your area. You can replace them with productive activities that lead to opportunities, Title orders, and commissions!
A Title sales rep’s job is to create new customers and keep existing ones coming back. There are many efficient ways to achieve this, but low revenue-producing tasks often get in the way. Here are the top 5 time-wasting activities to avoid:
1. Driving Around Without Purpose
When you get in your car, it should be for a client or prospect appointment, a presentation, or another revenue-producing activity. Casually driving to real estate offices and hoping to see someone is not an effective use of time. Work like your clients do—by appointment! This is especially important if you work in a larger city with traffic issues. Make sure every trip has a specific purpose.
2. Spending Time With the Wrong People
There are many real estate agents out there, but not all are worth your time. Properly qualifying your prospects upfront will help you identify good targets. Research your top prospects to see how much business they are doing. Doing your homework beforehand will make you more prepared for prospect meetings. I’ll write more in my next blog about how to identify your target prospects.
3. Going to Lunches
While lunches can be necessary, they can also be a significant time suck. I go to lunches if I’m reconnecting with a top agent, getting introduced to a producing agent by someone else, or if it’s the only time a producing agent can meet. Otherwise, I avoid them. I need that time to make calls, create video content, or complete other tasks that lead to income-producing activities. Leverage lunches wisely, but don’t rely on them as a primary business tool.
4. Checking Your Email Constantly
One of the biggest time-wasting activities for Title sales reps is constantly checking email. While it’s important to respond promptly, getting trapped in your inbox is not revenue-producing. Block off specific times to check your email and avoid hiding in it instead of making prospecting and follow-up calls. Prioritize the most important and time-sensitive emails first, then move on to less critical ones later.
5. Doing Work for Agents Without Getting a Direct Commitment First
Realtors will gladly take your cookies and run if you let them. Hoping for business is not a strategy. Be direct about your expectations for the relationship. Let them know you want to be their Title partner and have a working relationship focused on earning Title orders and improving their business. If they agree—great! If not, you’ll know where you stand.
By avoiding these common time-wasting activities, you’ll be able to focus on more productive tasks that drive revenue and growth for your Title sales career.
