Top Strategies for Title Sales Reps Success

We all have the same 24 hours in a day, but how you use that time and with whom can separate high performers from the rest. Often, this involves stepping out of your comfort zone and doing things that set you apart from your competitors. Here are the top revenue-producing activities for Title sales reps!

1. Picking Up the Phone

It may sound simple, but picking up the phone and prospecting for new business is the most effective revenue-generating activity. Many Title reps avoid this because they struggle with what to say. Mastering dialogues can make this task much easier. Don’t know what to say when you call? You’re not alone. Most Reps I talk to struggle to find their unique voice and then weave that into a script to help secure an appointment. My next article will cover more on what to say when prospecting.

Whether you have a solid script or are struggling to find your footing, it all starts by picking up the phone. When you know what to say to set the appointment you’ll gain momentum. Repeat this process consistently. Appointments lead to conversions, which lead to contracts and commissions.

2. Doing Presentations (Classes)

Want to be seen as a thought leader in your market? Teach Realtors something they value – but don’t quite know how to do. Learn strategies that improve a Realtor’s business opportunities and then teach them back. Offer classes on farming, video marketing, lead generation, and more. This approach has been a cornerstone of my business growth. To be perceived as an expert, strive to become one. The key is to conduct the presentations and classes yourself. The value should come from you, not an external instructor.

3. Deepening Client Relationships

Many Title reps only scratch the surface of their client relationships. Going deeper can make the path to business smoother. After establishing value, deepen your relationships with clients. Discover their interests outside of real estate, such as favorite sports teams or hobbies. Send them a card or a video message on their birthday. What can you do to strengthen these relationships?

4. Using Video

Want to be seen as the go-to expert in your market? Lead by example and create educational video content that adds value to your audience. This builds credibility and visibility. Many Title reps shy away from the camera, but it can be your best friend. Visibility is crucial in business development. Get comfortable with the camera and then teach your agents to do the same. In 2020 the world shut down. I was only six months in to my new career as a Rep. I made a conscious choice to throw my ego to the wind and do something no one else in my industry was doing. I hit RECORD. It moved me to the front of the line when prospecting and changed the trajectory of my business.

5. Effective Follow-Up Strategy

The money is in the follow-up. Have your follow-up and re-connecting scripts ready. Know who you should be following up with and what value you can offer them. Don’t just call to call; have something valuable to say or provide.

I often tell Title sales reps that some agents don’t take their calls because they don’t expect anything valuable or think you’re just asking for business. Lead with value, and it makes follow-up easier. Agents will be more likely to pick up the phone when you call in the future.
